Canaan Developers has launched Aura Peponi, a limited collection of one and two bedroom duplex apartments in Peponi, Westlands, Nairobi. Units start at 676 square feet and run across two levels, with living areas on the ground floor and bedrooms upstairs.
The project stands in the residential area of Peponi, General Mathenge and Spring Valley. Karura Forest, international schools, embassies, the Westlands commercial district and the UN Blue Zone are all nearby.
What the duplex layout offers
Each unit places the living room, kitchen and dining space on the ground floor. An internal staircase leads to the bedrooms. The living room rises through two storeys, and glazing runs the full height of the wall. Depending on the side of the building, the windows face the Karura Forest canopy or the residential streets.
Yohhanes Kidane, Head of Business at Canaan Developers, said the buyers the company designed for set two conditions: a fixed location and the finish of a home to return to after work. He said the project grew from a “live, work, eat, play, shop paradigm”.
The separate floors suit residents who work from home, keep irregular hours or host guests, because bedrooms and social areas do not share a level.
Kidane said the double height ceiling changes how a room is used, even where floor area matches a flat. “We are not selling just space. We are selling space that behaves differently,” he said.

Rooftop facilities and street level shops
The rooftop holds a heated swimming pool with a glass edge, a fully fitted gym, landscaped terraces, a residents lounge, a media lounge and outdoor seating. At street level, a retail row houses cafes, health and beauty services, a mini market and other daily services. Residents can reach these on foot from the building.
The building also has:
- borehole water and a backup generator
- lifts that run at high speed
- internet connectivity
- video intercom
- an electric fence
- Security at the entrance

How the retail mix compares with market trends
The ground floor mix follows a pattern in Nairobi retail. Khusoko reported on 27 October that Cytonn puts average retail occupancy in the Nairobi Metropolitan Area at 87.2 percent in the first quarter of 2026, up from 81.8 percent a year earlier.
Knight Frank says developers and supermarket chains are moving from large regional malls to neighbourhood centres in middle-income residential areas. Pharmacies and clinics are the fastest growing occupiers of retail space.
Aura Peponi plans a mini market, health services and cafes on its street frontage. That mix matches the tenants the report describes in neighbourhood schemes.
Who Canaan expects to buy
Canaan is targeting two groups: owners who plan to live in the apartments, and investors who plan to let them to tenants. The company says both groups want the same features: the address, low noise, the finish and privacy. The limited number of units keeps the resident count low.
Buyers will weigh the purchase against household costs. Khusoko reported that annual inflation rose to 7.3 percent in October 2026 from 6.8 percent in September.
About the developer
Canaan Developers was established in 2015 and is a subsidiary of the CanaanEast Group of Companies, according to its Fuzu company profile. Estate Intel lists its earlier projects as Grand Riverside Apartments on Riverside Drive, Volaire, Mzima Springs and the Royal Tulip Hotel. It also names Escada, a 14-floor residential building on Lantana Road in Westlands, designed by Bowman Associates Architects.
